Hi,

I intend to buy an new MGM property (in Kalinda Residence in Tignes).  I wonder by how much I can sensibly negotiate down the stated purchase price? Am guessing about 10%?  I'd appreciate any insight or practical experience.

We bought off plan for Le Cristal de l'Alpe (4 bed apartment) and was only able to get 1% discount. We negotiated with the London office of MGM and they said that as there were so few 4 beds in the Residence they were confident at selling them for full asking price.

We bought in 2010, the building sold out way before it was built, there have been 3 apartments for resale and all sold within a week to existing owners for good prices.

I don't think the price is usually negotiable but it might be a bit different now that the economy is in poor shape, especially if they are not selling well. If you can't negotiate down the buying price, see if there's room for negotiation on annual usage or income (wish I'd thought of asking!)

Due to the poor ski lift access to Tignes 2000, MGM will have to work hard to sell the Kalinda 1800 residence so you may be lucky and get a discount. Alternatively have a look at leaseback resales in Tignes 2000/2100 where you may find an MGM apartment at a cheaper price with fewer years of the lease remaining. Our experience with two MGM apartments in Tignes 2100 is that they are no longer 'pristine' within a few months of use but then continue with a 'lived in' appearance for the remainder of the lease.

Hi AndreaPaul,

Not sure what you mean? Kalinda is ski in ski out.  There's a gondola next to it.  Kalinda has now pretty much all been sold.
