Hi Leaseback Owners

I am in a resort, in which the management company failed costing owners a lot of lost rent

Eurogroup are proposing to take over as Management Company

Does anyone have any experiences of Eurogroup in a similar role as we do not want to repeat the experience

Hi Pat, I own a leaseback apartment at the La Farandole Les Deux Alpes which is managed by eurogroup - so far there hasn't been any problems and they have also paid the rent on time. I received my rent today 1st July - I also have two other leasebacks with residhotel and mvacances. Obviously there are problems with residhotel but I also had problems with my first leaseback at Chamrousse which was managed by Transmontage (which went bankrupt) since mvacances have taken over they have invested in the resort and the owners are receiving rent. Hopefully Eurogroup will have a similar effect to your resort as mvacances did to Chamrousse.

Hi Pat,

I have a leaseback with them in St. Maxime in the South of France. They have never missed a payment in several years although are quite prepared to play 'hardball' with the owners, e.g. they would not honour the rent increase based on the INSEE index set out in the contract and threatened to annul the lease if we did not agree to a lower rise.

That said, I think the fact they only run rather than build and run developments means they are probably less likely to default on future payments.

I have an apartment with them at Mas Des Olivliers, Uzes. We signed a 10 year lease with them. 3 years into the lease, they sent a letter to the owners threatening to cancel the lease unless tenants accepted a much reduced rent (> 40%.).


We (a number of owners) contacted the notary who dealt originally with the sale who confirmed that the lease can only be cancelled on mutual agreement by tenant and landlord and is valid for 10 years.


We have received additional legal advice confirming that their behavior appears to be illegal and are considering next steps.

Pierre,


I wouldn't rely on Eurogroup or any other management company in France to honour your legal rights,if it's suits them they ignore legal contracts.They are not slow to threaten you either.


In following leasbacks for 10 years the only company that i have not seen a complaint against is Pierre Vacance!


The rest will stitch you if they can!
