Hi,
I just wondered whether anyone else had a property in this development in St. Maxime. The property has been built over a year now and everything is going relatively well, other than constant bills for different taxes and fees. I am quite impressed by the management company Eurogroup who pay the rental money on time and are generally very responsive to questions (they usually respond in hours not days). I just wondered what other peoples expereriences were [particularly as I am not able to go to the residents' meetings.

I also own a 2 bed property on this superb development at st.maxine and like you, am pleased with way its been managed.
I agree with you about the regular demands for fees and taxes(i think i get a letter every fortnight) and wondered if you thought,at the time of purchase,that you would be paying so much?
The invoices mention General charges,parking and piscine.I thought the management were paying these.
When i bought,probably like you,was told that the only bill i had to pay was the tax foncier and latterly a small co.op charge.
I also have not been able to attend the owners meeting and wondered if i did attend,what sort of amount you would be able to deduct for tax purposes.

Did you use a lawyer to review the contract?
If the contract doesn't allow for them, what would happen if you refused to pay them?

Yes,as an owner you are responsible for your share of the co-op fees.
Obviously,their is no amounts mentioned.Every agent i have ever dealt with, play down these as " small ",but i can comfirm on the leasebacks i own they are getting bigger and bigger.
The lease was reveiwed by a lawyer but no figures,just obligations.
At the time the lawyer said it was a Standard leaseback lease.

Thanks for replying I was beginning to wonder whether there was anyone else out there in St. Maxime. I agree its a superb spot - we share the 4 weeks of personal use with my brother who we bought it with so only go for a fortnight a year but its great nonetheless. I wonder what they will offer come renewal time - 6 months a year usage would be great!
A couple of charges we've had recently are the TV licence (many times over) and the Taxe Habitation. As it turns out neither of these are payable by us but that doesn't stop the French tax office and even our French accountants asking for the money until challenged. The moral of the story seems to be not to assume these authorities know what they are doing since I don't think they are willfully trying to exploit money, they are simply not bothering to check our property is a leaseback.
Its also a bit worrying about the escalating maintenance charges - lets hope no one drops a boulder in the swimming pool!

Have you received letter from Eurogroup which looks like a demand for monies regarding furniture.
My french is not that good so i have emailed Eurogroup for a translation.
Will let you know when i get a reply.

Just noticed this question you asked about furniture. We too had this deduction taken off our last rent, although in this case I think it was probably justified since our morgage company for some reason did not originally advance enough money to cover the puchase of the property and the furniture. I have no idea why this is and only found out when they phoned me a few weeks ago asking whether I wanted the rest of my reserved loan. We said 'no' and so there was an inevitable shortfall.

I have since had reply from Eurogroup about the furniture package.
It would appear that the notair only took 30% of the total cost at purchase.Why i dont know.But after going back through all my paperwork,it is correct.They have said they will take it out of my rental income or send them a cheque 3851 euros.
I also said that to save further "misunderstandings" they might consider translations to english.
