We are in the process of buying a property in this development (via this website) and we went to have a look around in early August. Morgat is quite small but very pretty and there are numerous good restuarants. The main beach has a children's club and other children's facilities, but it never got busy - there was always plenty of space. There is also a smaller, even quieter beach about 10 minutes walk from the centre of Morgat that has no facilities, but is very pleasant.


The bigger town of Crozon is about 30 minutes walk away or 5 minutes by car. Crozon has every facility that you could need including hospital, banks, a big supermarket and a daily market.


If we got our directions correct, then we saw the site where the development will be - although no building work had begun. It was in a convenient position, no more than 10 minutes walk from the beach and centre of Morgat, and backed on to open fields.


On the whole, we were very pleased with the general atmosphere of the place and saw nothing that made us doubt our decision to buy there.

Great to get a preview - went over ourselves at the weekend and were very impressed with Morgat, very beautiful with a nice laidback atmosphere, also with nice shops and restaurants.


Work has commenced on the site - 5 diggers in action clearing the site and making the roadways/paths to the different hameaus.


We are very happy with the site, town etc. - the only downside to it all seems to be the paperwork!!

I don't know if you have already booked one of these units already. If not they are sold out so the only option now is a waitlist.


I have booked 1 of them and have just returned from a visit. Well, site works have started and there seems to be plenty of activity on site. Overall I was happy with Morgat, although it was getting quiet after the main season. And the surrounding area has great scenery and there is plenty to do.


My only small quibble is that the development is in fact 1.2km from the beach front on a road that deteriorates as you approach the development. Hopefully this will be improved before next year.


I am not sure if this is the info you need.

there is another development being approved to go ahead halfway up that
same road, so it will have to be improved I would think.

How are you and Kate H getting on with the paperwork - did you manage to get it in English??

I didn' t request my paperwork in English ... I have gone through it myself with my own basic French and an overused dictionary ! Anything I need clarification on I just contact my selling agent who I have found to be very helpful.


I have just completed the Acte de Vente stage and everything is fine.

Does anyone out there know if the first phase of this development will be ready for the summer '06 season? I have just got notification of completion of the foundations. I was hoping to stay there in September.

Just wondered if anyone who has bought in the first phase has had their property completed yet?


We received a letter saying that ours would be ready late in 2006 or even early 2007 (not June 06, as first promised), however, we have now released and are making payments on 95% of the mortgage. From the La Grange Website, it appears that some units are available for holiday lets from the beginning of October 06.


Any information from anyone would be much appreciated!

I was in Morgat only last week and was surprised to see some of the units being already occupied by holiday makers. It appears that hameaus 1,2 and 3 are completed. I have a cottage in hameau 7 which is also part of phase 1. The cottages here are completed externally but need to be finished inside.


The builder wrote to me during the summer to say that work will recommence on 2 October. It seems to me that there will be no problem having phase 1 ready to go for the 2007 season which begins in April (as far as I know).


Phase 2 is also partly constructed. I would imagine that the entire development should be completed by April. I was surprised to see people staying there already as no landscaping has been carried out. They have just tidied things up around the cottages being let out.


Overall though, things are moving on well even if a bit behind the original schedule.

Thanks so much for your very helpful reply. Our house is also in hameau 7 and we also received a letter saying that work would resume at the beginning of October and that it would be completed late 2006/early2007.


I think that we have actually released 83.6% of the purchase price, rather than the 95% that I stated in an earlier post. So hopefully completion will be achieved soon!

I was over to stay the last week in May. Everything seems as it should be at this early stage. With time it should mature nicely. I had just a few issues with the furnishings, but the main thing is the rent is about to start coming.

I'm glad that all is well with the development. On the subject of rent, when do you understand the first payment to be due? We had a letter that said hand over of keys had taken place on 15th February - so does this mean that rent was due at the end of May do you know?

Leaseback working well


I have heard many horror stories about the French leaseback system, but it works well in practice for most developments. Remember that this is a French Government backed scheme to encourage the tourist industry. If many leaseback schemes were causing problems, then the public would lose confidence and not invest. Be sure to have an established operator.


Le Hameau de Peemor Pen is working as expected. I have been there 3 times, staying, but more importantly as a financial investment everything is as I was told from day 1.

Just to echo the last post from Kinalea4 really.


We also have a house on this development and it's all gone very smoothly thus far. We receive every payment exactly on time and when I have contacted La Grange either by phone or e-mail, they have always responded quickly and efficiently.


It's working very well for us.

Are there any other Peemor Pen owners using this forum ?

In my opinion, compared to the horror stories on this forum, our place ain't doing too bad. And whenever I visit Peemor Pen, I think that it's a very nice place.
