Our leaseback property was originally with Residhotel, then sold onto Quietude who placed it into liquidation last month (october 2009).

We received a letter from MJA who are handling the liquidation of the ex-RH/Quietude leases, which states that the keys will be made available once an 'auctioneer' Christian JEAN dit CAZAUX has inspected and created an inventory of each property. We telephoned JEAN dit CAZAUX to try and determine when we can expect to receive our keys – the first time his secretary hung up on us, the second time we were transferred to an unknown mailbox and the third we got through to a man who told us he had no idea where our keys are and that we should contact MJA.

Has anyone got their keys back yet, or have any idea where they are and how long it will take to retrieve them?

Has anyone gone and changed the locks on their property themselves or with a locksmith? How would you go about getting a locksmith to do this? Do you have to inform the local police prior to doing this?

When I was going through this I called the local Police and faxed them letting them know what I was going to do. All of the legal advice you will get says do not do this. However if I had broken an agreement with a property holder I was renting from, every lawyer would advise me to hand the keys back!


This really is your shout and also the echo that ends up coming back to you.


Thing is once you have the keys you are in the driving seat and you too can slam down the phone and set up a mailbox.


If you try to get a locksmith to drill the locks he will most probably want to see some documentation from you so do it yourself if thats what you want to do.


Buy some good tipped drill bits and a heavy duty drill. Take a selection of Eurolocks with you and take back the ones you dont use.

After a lot of stressful calls to MJA and pretty much everyone under the sun, we finally located the guy at MJA that knows what's going on. We emailed him and anxiously awaited a response. Then, out of the blue, after normal French office hours, we received our first bit of good news in a long time. The inventory of our property is complete and we just need to tell them where to send the keys. Phew! Full steam ahead on renting this place ourselves...
