I am pretty close to buying my 2nd leaseback with Residhotel - recently closed on Le Splendid in Allevard les Bains, which is lovely -this time considering Caserne de Bonne, which looks amazing. The broker says this one has great capital appreciation possibilities (gorgeous 19th cent building), but given that it is 36m2 inner city rental flats for students, I wonder whether it will be attractive as a resale. The numbers look good on paper (no VAT, 100% finance) when considering capital growth, but of course the 4.2% rental will not cover the 5.4% mortgage, so I wonder whether incurring a loss for tax purposes is a good idea or not in the UK.

Does anyone have views on CdeB, Residhotel, Grenoble, or indeed the wisdom of sinking more money into a leaseback that can't support itself? The first one was cheaper and pretty painless, but this will entail a monthly outgoing of around EUR 700 per month for many years.
