Just wondering, do others here have experience with:
- this development & if so, are they happy with progress, price per unit etc
- Hortus, who I understand are an award winning developer (but are they also the operator of the unit & how good are they, when it comes to operating a site ?)
I notice the website suggests the rent will be "guaranteed", by way of an Insurance Company gurantee, does anyone have a view / past experience on this type of guranteed & got any advice for me ?

I would make a couple of suggestions...
A) Be wary of companies offer you a development with the same time the developer and management company. I am not saying that they are never a good idea, but you must pay particular attention to the experience that the management company has. They may not manage many other developments, and I firmly believe that this is not necessarily the key ensureing rental payments, but that more that they really know what they are doing.
If they offer a guarantee that means that there is an insurance company that is providing this, which is great and definitely important. Make sure however that you see the paperwork for this before handing over a money for the deposit. Most companies will give you an option on the property for several days to give you time to send your deposit, but its best to lose the apartment if you are not sure the management is solid.
I have personally never heard of Hortus and have been in this industry for 6 years now, the best idea is to go on website called www.societe.com that provides very valuable official information on businesses registered in France.
