Has anyone tried to obtain records from their management company showing occupancy of their property? How about financial records (rental paid, utilities, maintenance costs, etc)?

I want to try and get this from ResidHotel. My property was sold on to Quietude which has now gone bust too. I'd like to show potential management companies how the property performed when it was actually being rented out.

I too am in the same boat as you with Resid and Quietude so I would appreciate any info that will help avoid having to pay back VAT.

The information I saw my our property had inflated figures.


Block bookings from agencies meant that occupancy was shown as 100% but realistically it was far less than this as they never filled the rooms. This meant that revenue per room was lower than 100% occupancy and ultimately added to the case of the management company to reduce rents.


Also depending on how professional your management company is it also does not take into consideration counter staff doing cash under counter deals!


If a leaseback is presented well and in that good old saying "location , location" a good management will see through any figures and take it for what it is worth.

If you signed the new lease with the new management company you will have the figures next year as it was part of our agreement with the management company owners with our help put in place.
