Hi,
I have owned a lease back property at residence Paxton in
Ferrieres-en-brie near Paris since 2006.
To date i have had no issues but I received a letter this
week from the management co (Accelis Gestion).
Basically states that due to the international economic
situation that in the short term they will not be able to
pay the full amount of rent owed to owners and they want
to amend the contract to accept what amounts to an 18%
reduction on the rent.
Just wondering what options i have here and if anyone
else received the same letter and what they intended to
do ?
Also a little concerned that it states that its "in the
short term" yet there is no mention of reviewing this in
a few years if things pick up.
I would appreciate any feedback on this.

15 Novembre 2010It seems from this and many other posts on a similar subject, that French Commercial Bail lease contracts are not worth the paper they are printed on.
Not wishing you to follow what I would do if confronted with this situation but.....
.....I would be on the first flight/ferry/bus/train over to my property, gain entry with my 'spare' key and get the locks changed. There would then follow a 'sit-in'. Hopefully the cops would be called and I would take great pleasure in producing my ownership documents and evidence of the breach of contract.
I maybe a headstrong Brit, but its about time that these rogues were faced out.
I wouldn't accept any changes whatsoever from the contract.
someone will be along shortly with some reasonable advice.

if you own a property in the Paxton Residence, managed by Accelis Gestion, in Ferrieres en Brie, France, please contact me or any other owner you may know.
The management company, Accelis Gestion, send a letter to the owners asking for a substantial rent decrease, which is a big surprise as the Paxton residence has been operational since 2007 only, so one would not expect accelis gestion to experience problems for their Paxton residence so early.
I am trying to organise a meeting with the management of accelis gestion.

I am a french owner of a appartment in Paxton residence.
So first I appologise for my bad English.
I am in the same situation as you and don't agree to let ACCELIS manage like they have started.
In my mind the first thing to do is to push to collect contacts to establish a list of owners with lot n°, tel, email... in order to be able to organize our action. No way to obtain the list from them so we have to make it by our own. I am not at all used to deal with internet forums and don't know how to take private contact so I have created an email adress to get contacts pmpfab@gmail.com

We have been through a similar situation where we were dumped by a spurious company. Now have a new company in but with a big drop in rent.
First step is to contact the Syndic and ask for a full list of owners. Use this and the phone book to contact owners.

rental payment yet, which is now overdue, and doubt that
rent review has been granted either. Will email Accelis to

I remind you that accelis gestion is due to apply a 5.71% increase in the rents from this quarter (Q1 2011)

We have a studio apartment in
10 Novembre 2013We have a studio apartment in Paxton and we are attempting to sell (at a great loss). We have a vendor and would gladly proceed with the sale but we cannot, despite great efforts, get Accellis Gestion to give us a statement of the rent we have been paid over the last twelve months. Without this document we cannot sell as no buyer will take on a leaseback, naturally enough, without knowing the level of the return. Has anyone experienced this problem with Accelis. We have had to engage a lawyer which is expensive but essential if we are to get this sorted. We badly need to sell so een though we may have lost the current vendor we will need this paperwork for hopefully the next one. Has anyone had a similar experience and if so do you have any advice for me.
