As some of the Resid'hotel residences are getting back in order I will suggest to each of you to have a look at your "Syndic" if you have not yet done it.
"Syndic" (Co-ownership or Maintenance company) in many of Resid'hotel residence was or is SOCIETE ART which is RH sister Company.
First, they are very expensive and due to the situation they are not able to give you the right information.
You are going to receive or you have received the maintenance charges from them. Obviously do not make any payment until you have received your rents but as I am working for a number of RH clients I understand that a number of owners association via their solicitors have already started the action to change "Syndic".
I have recently received minutes of AGM meetings and the expenses on it seem far too high but the worse is the "Syndic" charges which are the biggest I ever seen.
If you are doing anything on this within your residence I will be grateful if you could let me know because not every residences are doing it yet.

I got a charge from ART for apartment in Galerie Tatry in Bordeaux. Can you explain what you mean by changing the Syndic?

re your post ART are the maintenance company who manage and run the residence on the ground (i.e. operate the reception,cleaning, insurances etc). As Ed said their charges are very high and are associated with RH (running most if not all residences). The mood of many owners is to remove them from office as they are too closely linked to RH and are not giving the correct picture of how each residence is performing. To remove them you need to get 80% of owners to vote at the Syndic meeting supporting their removal, if this figure is not achieved they stay in office.

What I mean by changing the "Syndic" is that Societe ART is a sister company of RH and that some of the owners on some residences have engaged procedure with Solicitors to rid of Societe ART and replace it with another company to look after the maintenance of the property(ies).
Unfortunately to do so you need a high percentage of owners to agree and you also need to engage the services of a Solicitor and because I think it is important to do so on all the properties managed by RH with societe Art I was wondering if any other person started to take the actions.
The clients I am working for have properties in Bordeaux (Galerie Tatry) and I would really to see if anyone has started or is interested to start the procedure.

as required under French law. They also put the company on notice to
provide a detailed breakdown of those costs which can be recouped
against Residhotel, for inclusion in their 'Declaration
de creance' i.e. their claim i the Receivership.

22 Avril 2009Have any residences been able to obtain any information from ART? I called them early on the get the names and contact information for our residence and they refused to give any information. Also, our residence has not had a genreal assembley since January 2008 and we have had no information on the acconts or the assembly. Is this legal? Can we do anything? Is it legally allowed that syndic be so "hermetic" and opaque?

ART and Residhotel are the same. Several court cases are under way in France.
Miz: it is not legal! You should have at least one assembly every year. It is not the only illegal practise ART is doing.
Several French owners have created associations for their residences and they have creating blogs and websites, they are grouped together: http://residhotel.over-blog.com/ You will find a lot of information some will answer your questions.
Please get in touch with them. They will explain you what's going on and advice you on what they have been doing and what to do.

Some of them are also in English (for exple Quietude over blog or IRT). The petition should also be available in English.
The best if you cannot find any English info on the RH blog is to ask them by email. I know that some French owners have contact with some English owners.

The RH over blog is now appearing in English. I ahree that they are excellent advice and very knowledgeable. As for ART, we still are not able to get anywhere with them. How to find out what charges must be invlude in the declarations or is that their way of not ?
